Smart Series Feasibility

If there are any issues with employing the Smart Series design service, these will be
identified and the client notified early in the design process. Example of this situation
include district plan or title interests that impact on appearance and/or form of
development.
Consents
Typical timeframe for gaining building consent is an estimate and will vary depending
on the council.
Site constraints
• Site/Legal
o Flat or gently sloping sites or flat building platforms already formed on
sloping sites
o Wind Zone – Unit to be located on a site that does not exceed “Very High
wind”. Site wind speed is not to be greater than 50.1m/s
o Exposure Zone – Unit to be located on a site with exposure up to and
including Zone C, Inland coastal areas with medium risk from windblown
sea-spray salt deposits occurring.
o Altitude – unit to be located on a site that does not exceed an altitude of
351m or 401m above MSL for regions N4 and N5 respectively. No
restrictions apply for regions N1 to N3.
o Seismic – Unit to be located within a seismic zone up to and including zone
3, where site hazard factor, Z, does not exceed 0.4
o Ground Conditions – The ground is assumed to be “good ground” as
defined within NZS3604:2011, where the ultimate bearing capacity is
300kPa or greater. It is assumed that the site is not subject to liquefaction
and non-expansive soils are present.

• Cladding/Roofing options
o Metal roof or wall cladding (vertical Eurotray, corrugate or trapezoid
profile)
o Vertical ship-lap timber weatherboards

• Interior lining options
o Wall and ceiling finishes
o Plasterboard linings to all walls and ceiling
o Plasterboard linings to bathroom and kitchen internal walls and ceiling
only. Exposed strandboard with battens on joints to all other external
walls and ceilings

• Floor finish –
o Carpet
o Engineered timber flooring

• Bathrooms & Kitchens - Details to cover compliance with building code only

o Balanced ventilation with heat recovery (MVHR)
o Electric hot water cylinder (interior) or Heat pump hot water cylinder (exterior)
o Electrical - Information supplied to satisfy compliance (Lighting/electrical layouts
supplied by others)
o Plumbing - Information supplied to satisfy compliance for internal plumbing
fittings
